Water damage in a condo or high-rise is rarely a private problem. A leak from a unit on the seventh floor can affect the sixth and fifth floors, common hallways, and shared plumbing walls. Repairing it means working with several parties: the unit owner, the neighbors below, the association or property manager, and possibly multiple insurance carriers. That coordination is as important as the drying itself.
Our multi-unit approach starts with access and communication. We coordinate elevator reservations, loading dock use, work hours, and certificates of insurance that building management usually requires. We document where the water originated, where it traveled, and what each unit sustained, so that the adjusters can sort out responsibility. Then we extract and dry each affected unit with equipment that suits shared walls and limited access.

Why this is different in Florida
Florida has more high-density condo and high-rise living than almost any other state, especially in Miami, Fort Lauderdale, Hollywood, Boca Raton, Tampa, St. Petersburg, and Naples. Many buildings are decades old, and their plumbing stacks, supply lines, and AC systems are aging. Common causes include failed supply lines, water heaters, AC condensate lines, and shared risers.
Florida also has its own condo rules. After the 2021 Surfside collapse, the state adopted stricter building inspection and reserve requirements for older condominium buildings, which has put a spotlight on maintenance and water intrusion. Associations may have specific rules for contractors and work hours; we work within them.
Common causes
- Supply line and appliance failures
- AC condensate overflows
- Shared riser or stack leaks
- Balcony and window intrusion
- Water heater failures
- Roof leaks from upper floors
Mistakes that make it worse
- Assuming the association will handle everything. Unit interiors are often the owner's responsibility.
- Not notifying management and neighbors promptly.
- Working without required insurance certificates or permits.
- Ignoring damage in units below or beside yours.
